Multi-Layer Data Inspection
Data from any portfolio sub-sets may be analysed and contrasted, based on any lease or property characteristics, to identify underlying sources of risk.
The Crucial Analytics system will also create data sets at both intermediate and final analysis levels. These lease level data can be consolidated to evaluate risk at lease, property, sector and portfolio level.
The analysis can utilise background data from IPD, PMA, JLL, Experian, etc. in its calculations. CAL is non-prescriptive in its approach and allows users to develop their own processes more in line with those they already use with other asset classes.
This analysis allows the user to understand their data better and profit from this fact. It provides an opportunity to optimise risk/return of any of the investment parameters used and to explore the real impact of diversification offered by additional properties in this context.
User defined reports
Users may generally prefer to construct their own reports from the comprehensive data sets generated by the CAL process. These reports can be tailored by the user to suit a wide range of investment requirements.
CRE -Portfolio Analysis
Access to intermediate data
The user may access data at the Monte Carlo level as Crucial Analytics Raw Data (CARD) files, which will allow them to construct a wide range of sophisticated graphical analyses (eg fan charts) for investors who can appreciate the more complex issues associated with CRE investment.
Efficient frontier
This explores the impact on risk and return of adding properties/leases to an existing portfolio. The final result may be presented as a risk-return plot of the portfolio as each new lease is added.
Fidelity apply this analysis and use the resulting data to produce sophisticated reports under their REFRACT system.
